(1) The seller and buyer establish a contract following the model of the Shanghai Housing and Land Resources Administration
(2) The seller and buyer apply to change the owner name registered at the property trading center to which the housing belongs
(3) The property trading center examines and approves the transaction within 15 days and notifies the seller and buyer to pay taxes
(4) The property trading center modifies the registration and issues property certificates within 30 days of accepting the application
