Within two years, there have been 32200 suites of pre-fitted dwelling houses.
On September, 26th, it was announced by Shanghai Administration on Dwelling
house Development that this year, there will be a second group of 44 trial spot
projects for newly built pre-fitted dwelling houses, which are altogether 10217
suites of dwelling houses. It is reported that 100,000 suites of pre-fitted
dwelling houses will be constructed next year in Shanghai. By the year of 2005,
all newly built dwelling houses are pre-fitted will be realized.
Now, average sale rate for pre-fitted dwelling houses has reached 85%, and
the fitment price of RMB 800---1000 for every square meter has gradually been
accepted by proprietors; however, in order to guarantee the overall quality
level of dwelling house construction, Administration on Dwelling House
Development of Shanghai reiterates that real estate enterprises are the first
one responsible for pre-fitted dwelling houses; development enterprises must
entrust professional designing, construction and supervision units to do the job
of designing, construction and supervision; and chosen materials must be checked
by the examination organs authorized by the government so as to meet the
standards issued by the State or by Shanghai Municipal Government on
environmental protection and energy saving.
If development enterprises construct pre-fitted dwelling houses, they must
construct a model house for the pre-fitted houses and demonstrate standard for
handing over houses to consumers. The pre-fitted model house should truly
reflect fitment standard and construction quality and it must not be dismantled
before consumers move into the new houses.
